With government plans to merge many nearby villages like Boduppal and Peerzadiguda into GHMC limits, the location is set to see big-time growth in the near future.

“IT SEZs like NSL, Raheja IT Park (Pocharam), Infosys, Genpact have created a lot of employment opportunities here. Government organisations like National Geophysical Research Institute (NGRI), The Centre For Cellular and Molecular Biology (CCMB) and The Central Forensic Science Laboratory (CFSL) are also driving the real estate growth in this locality. A Metro rail from Nagole to Shilparamam, connecting east of the City to the west, passes through Uppal and its peripheral areas like Survey of India, NGRI and Habshiguda,” said J Venkat Reddy, MD, AV Constructions who is also the president of Uppal Builders’ Association.
“This Metro line can bring a huge difference in time. For instance, a commuter can travel from Uppal to Hitec City in around 30min. The locality will also be well connected to all other corners of the City through Metro rail. In a way, it will wipe of distances as commuters can travel to any corner of the City within minutes,” he said.
Generally, the traffic moves to west from all other parts of the City during peak hours. With the IT industry growth in Uppal, the traffic around surrounding areas will be limited to this part of the City. “Even the government’s is intending for bring a balanced growth by creating another IT hub to this (East) side of City. Availability of government land also adds to this,” Reddy said.
Evolution of IT industries along the Warangal national highway is also pushing the growth of the residential sector. Already major SEZs are spread out around the peripheral areas of Uppal like Pocharam (Warangal national highway), Habisguda and Ramanthpur.
For instance, the Infosys campus at Pocharam will be spread over 447 acres with a total investment of Rs1,250 crore. This campus is expected to seat over 25,000 people and will be completed by 2017 in three phases. More than 10,000 people are already working in the campus. Similarly, the other SEZs like Raheja IT park also huge capacities. Along with this, development of thousands of affordable residential flats in Sanskruthi Township in Pocha*ram gave spur to the residential growth.
Talking about the property values, Reddy said, “Land and flat prices in this area are affordable as compared to the west of the City. The flat prices are around Rs2,200 per sft and Rs2,500 per sft in standalone apartments and in a gated community respectively. Recent real estate growth in the City increased the values of this locality by 20 per cent in the last six months. Any employee who earns a salary of Rs50,000 can buy a property in this area. However, to afford a house in the west, a person has to earn more than Rs1 lakh every month. But, one has to realise that the prices in the City whether it is east or west are low as compared to the other cities like Bangalore and Chennai,”
Like many other areas in the City, underground water levels are a worrying factor in this locality. “Builders could only find water at a depth of over 1,000 feet in most of the areas of this locality. However, the difficulty for peripheral areas here can be sorted out to an extent with the availability of municipal water in the future. There will be municipal water. Work is in process connecting Media*pally to Uppal. However, this may take time as the process is in the tender stage,” Reddy added.
The State government is also working at starting operations of the 150-bed Nizam’s Institute of Medical Sciences in the Bibinagar campus.
